WHAT CODES ARE BEING UPDATED?

The project team will look at all the City of Berkeley Lake ordinances that regulate development, including zoning, subdivision, and stormwater regulations. These codes will only regulate development within the City of Berkeley Lake, not unincorporated Gwinnett County or neighboring cities.

The codes will determine what can be built (residential, commercial, industrial, etc.), where in the city it can be built, and how dense it can be. It will also control how development looks and works, including such elements as building materials, parking, signs, and trees.

IS MY PROPERTY BEING REZONED?

The goal of this process is to update and consolidate the text of the City’s development regulations, but with new text may come some changes in zoning districts that may result in minor rezonings.  Property owners would be notified in advance of any potential rezonings.

No property is being redeveloped as a part of this effort.  This process only establishes the rules that future private development must follow.

HOW DOES THIS RELATE TO THE 2024 COMPREHENSIVE PLAN?

Development Codes are the tools that the City will use to make sure that private development follows the intent and vision of the 2024 Comprehensive Plan, the City’s most recent Comprehensive Plan, which was developed with significant community input and in partnership with the Atlanta Regional Commission.

WHO IS LEADING THIS EFFORT?

The City of Berkeley Lake has hired local planning consultant TSW to facilitate this process. Any recommended ordinance changes will require approval by the City Council. Any future rezonings or other zoning changes will also continue to be under local control.
